There are two (2) options for eviction
Option 1 - Court Order
Time: 1/2 to 1.5 years | Legal Fees: S$50k to S$90k (legal fees)
In order to obtain a Court Order you would need to sue your tenant. This lawsuit is typically a District Court or High Court lawsuit depending on the value of the annual rent of the Premises or the value of the Premises itself. Such lawsuits typically take between 8 to 18 months to conclude. The costs of such lawsuits are typically between S$50,000 to S$90,000 (depending on the complexity and how contested the matter becomes).
Option 2 - Peaceful Re-Entry
Time: 4-6 Weeks | Legal Fees: S$5.5k-7k
Peaceful Re-entry is typically an option available in most tenancy agreements. Typically between three (3) to four (4) notices are sent to the Tenant during the eviction process.
When Re-Entry is done, the process must be documented (photos and videos) so that the possibility of a lawsuit against you is little to none.
In our experience, we typically take between four (4) to six (6) weeks to successfully retake a Premise. The legal fees that you incur is typically between S$5k to S$7k.

You may suffer a financial loss of about S$90,000 if you fail to evict your tenant:
1. Loss of Rental Income
S$60,000 within 12 months (5,000 monthly rent)
2. Loss of Interest From Late Payment of Rent
S$4,800 of interest (8% late payment interest based on the Tenancy Agreement)
3. Reinstatement of Premises
S$20,000 to S$30,000 (Renovation Costs to reinstate the Premises)
4. Additional Financial Loss
S$4,800.00 from being unable to invest the rental income and earning an 8% return per annum.
No. The Tenant may break back into the Premises. You would assume that this is a crime correct? In our experience, the Singapore Police Force considers the matter as a civil dispute and as such they would not get involved.
In our experience over the last thirty (30) evictions, we've only had two (2) cases where the tenant broke back into the Premises. 1 of these matters was resolved through further negotiations, the other had to be resolved in a lawsuit.

Peaceful Re-Entry is faster and cheaper than starting a lawsuit. We believe that if the matter can be resolved at such costs and within such a short period of time, it is worth exploring.
Do you really want to wait between 1 to 1.5 years to collect rent again? In our Experience, a tenant who is sued will not pay any rent till the matter is resolved. Even in the end when the tenant is in debt to you for 12 to 18 months of rent & legal fees, the tenant can still refuse to make payment to you. This is typically a debt of S$100k (S$5k rent with S$50k in legal fees) that you may not recover at all?
